Environmental Design and Strategies for the Snowmass Base Village Development
Primary Goal
Intrawest and Aspen Skiing Company ("the partnership") are committed to creating the ski industry's first truly "green" (environmentally responsible) base village. In pursuing this goal, the partnership is focusing on energy use, because pollution associated with energy consumption comprises the primary "ecological footprint" of a resort development. The planning process for Base Village has incorporated other critical environmental issues. The compact design of Village promotes pedestrian travel. A new transportation center and pulse gondola connection at the village will encourage the use of alternative means of travel and provide a seamless connection to the Snowmass Mall. The buildings are sited to provide the greatest solar orientation. Solid waste management and recycling concerns have all been incorporated into the village planning process.

Cabriolet - A Unique Connection
ESSENTIAL INFORMATION
- A fast and fun aerial connection between existing Mall and
Base Village
- 2 minute ride (think of it as an elevator between two retail
centers)
- 6-person open air cabins (transports people uphill or down
hill, to/from the Mall)
- Connects commercial centers
- Offers lower Fanny Hill repeat skiing access for Children's
learn to ski programs
- Extends shopping experience
- Integrates conference activities
ADDITIONAL DATA
- Capacity – 600 people per hour
- To be built in Phase 1
- With Town's help, operations last until late in the
evening
- "Pulse Tram" configuration – 8 cabins grouped
in 4 equidistant locations. Cable slows down (pulses) as each cabin
pair enters terminal.
- Bottom terminal located on snowmelted Base Village Plaza adjacent
to Sam's Knob Express

Elk Camp Meadows

Hotels and Hot Beds
ESSENTIAL INFORMATION
- Approximately 1090 bedrooms planned in the Base Village
- All residential units are organized as "Condo-Hotel"
with the exception of two floors in Building 8, The Little Nell,
and Westin Complex
- Units are wholly owned (not fractional or time-shared) and will
be marketed with aggressive rental management to ensure
a high degree of rental use – thus "Hot Beds"
- Entire Village essentially works as a single hotel property with
a central check-in and front desk in the
Arrival Center (Building 7)
- Property and rental management will be provided by ASC
- Two branded hotel properties are planned – The Little Nell
(Bldg 8) and a yet-to-be-determined major hotel franchise,
most likely Westin (Bldg 13A&B)
- Some units are designed with "lock-offs" so that a
single unit may be divided and rented as two smaller units
- Village could increase Snowmass Mountain visits by 100,000 tickets
per year.

Retail, Restaurants, and Nightlife
ESSENTIAL INFORMATION
- The project will add approximately 64,000 ft2 of commercial retail
- 11 food and beverage operations which are critical in drawing
people into the village core (60% of commercial is F&B)
- Buildings 2A and 3 are set up for live outdoor music, creating
an exciting après scene
- Building 3D&E will be the major hot-spot for nightlife
- 2 story bar
- Huge patio and deck areas
- Live music, DJs, dancing...
- Commercial spaces will be made available for ownership by individual
businesses
- ASC will have a commercial covenant which will control the business
type mix
ADDITIONAL DATA
- Phase 1 will include 41,000 ft2 of commercial to drive interest
in the Base Village, approximately 70% is Food & Beverage
- Cart oriented food service will be available in the Arrival Center
- Conference Center may host large performances.
Conference Space
ESSENTIAL INFORMATION
- Primary conference space in lower level of Building 2A.
- Rental and Retail shop in Building 5 to be converted to spring,
summer and fall meeting space.
- Additional meeting space to be provided in "branded"
Condo Hotel (Building 13).
- Possible agreement with Mall conference space for reciprocal
use of this space and Conference Center.
- All space to be marketed and operated by ASC. Food and Beverage
to be provided by a restaurant in Building 2A.
- Approximately 15,100 square feet of usable meeting and conference
space during the spring summer and fall in Phases I
and II of the village. As a comparison the Snowmass Conference Center
has usable space of 18,100 square feet.
- The two events plazas in the village will also be available
to book group functions such as cocktail parties and dinners.
ADDITIONAL DATA
- Building 2A –Lower Level 15,288 sq. ft.
- Largest room 3200 sq. ft. (2x Daly Room at Club). Will hold
300 plus for a cocktail party, 225 for a conference
set or 180 for a sit down dinner.
